From 1946 until his death in 2018, Bruno Stefanini built up a real estate portfolio of around 2,200 apartments, 200 commercial properties and 60 undeveloped plots of land. These, as well as the collection of over 100,000 objects, were bequeathed to the Foundation for Art, Culture and History. The properties are managed, administered and developed in an ecologically and socially responsible manner by Terresta Immobilien- und Verwaltungs AG, which belongs to SKKG.

With its collection of cultural assets and its real estate portfolio, the SKKG has a unique combination of resources at its disposal. We use these as a single impact unit by increasing and complementing our impact with the variety of uses of our properties and our cultural objectives. The cultural and real estate areas are guided by the same values defined in the mission statement, the same vision and mission as well as the principles and objectives set out in the foundation's strategy. As part of SKKG, Terresta contributes to realizing the shared vision: "Fair rents and culture for all: rethinking coexistence".

As SKKG is a tax-exempt foundation that does not operate commercially, most of the properties are owned by Belplan Immobilien AG, while Terresta is responsible for managing and developing the portfolio. Both are wholly owned subsidiaries that pay taxes like other companies. The real estate portfolio includes around 200 commercial properties and 2,200 apartments, 1,300 of which are in the city of Winterthur. The apartments generate around 70% of income, the commercial properties around 30%. SKKG uses this to finance its cultural activities as well as the maintenance and further development of the properties.

The art and construction projects that SKKG and Terresta are implementing together are an important step towards the goal of effectively connecting the cultural foundation and the real estate portfolio. "The aim is to give visibility to art in the real estate portfolio, promote artists and allow various users to participate in cultural values in line with the foundation's purpose" - this was the resolution passed by the Board of Trustees in 2020. The foundation's art and building projects aim to bring the intertwining of real estate and culture to life for tenants and the public.
